The State Department for Housing and Urban Development has
announced the launch and sale of Affordable Housing Units nationwide.
It announced that 4,888 housing units are nearing completion and ready for allocation across 17 counties in a November 21, 2024 notice.
“Today we launch the sale of Affordable Housing Programme and Social Housing projects that are near completion, comprising studios, one bedroom, two bedroom and three-bedroom units,” read the notice.
The State also declared that Kenyans can now own homes under three different housing units, the Social Housing Units, Affordable Housing Units and Affordable Middle Class Housing Units.
Kiambu County has the highest number of available housing units with 1,027 housing units ready for sale and allocation.
Nakuru county is second with 440 housing units, Nyandarua with 326 housing units, Machakos 294, and Embu county with 248 housing units.
Uasin Gishu, Kakamega, Vihiga, Bomet, Nandi, Muranga, Isiolo and Wajir counties have 220 housing units available.
Kirinyaga and Homabay counties have 110 housing units ready for allocation, and Migori county has 60 available units.
The Social Housing Units go for a selling price of Sh640,000 with an alternative monthly repayment rate of Sh3,900 for Studio units sitting on 20 square metres (SQM) with one-bedroom units selling for Sh960,000 with an alternative monthly repayment rate of Sh5,350 on a 30 (SQM) space.
Two-bedroom units sell for Sh1,280,000 with an alternative monthly repayment rate of Sh6,800 sitting on a 40 (SQM) space.
Affordable Housing units categorized in eight typologies sell Studio units for Sh1,000,000 with an alternative monthly repayment rate of Sh7,250 on 20 (SQM) space.
Studio units with a 28 (SQM) space go for Sh1,400,000 with an alternative monthly repayment rate of Sh10,119. One-bedroom units with a space of 30 and 43 (SQM) space sell for Sh1,500,000 and Sh2,150,00 respectively, with an alternative monthly repayment rate of Sh10,850 and Sh15,539.
Two-bedroom units with a space of 40 and 64 (SQM) space sell for Sh2,000,000 and Sh3,200,00 respectively, with an alternative monthly repayment rate of Sh14,450 and Sh23,128.
Three-bedroom units on a 60 (SQM) space sell for Sh3,000,000 with an alternative of Sh21,680 monthly repayment rate.
Studio-cum-shop units on a 64 (SQM) space sell for Sh3,200,000 with an alternative of Sh23,128 monthly repayment rate.
The Affordable Middle-Class Housing units categorized in seven typologies sell two-bedroom units on a 40, 66 and 70 (SQM) space sell for Sh2,400,000, Sh3,960,000 and Sh4,200,00 respectively, or an alternative monthly repayment rate of Sh21,160, Sh34,915 and Sh37,030 respectively.
Three-bedroom units on a space of 60, 64, 86 and 90 (SQM) space sell for Sh3,600,000, Sh3,840,000, Sh5,160,000 and Sh5,400,000 respectively, or an alternative monthly repayment rate of Sh31,750, Sh33,856, Sh45,500 and Sh47,610 respectively.
The State indicated that the Social Housing Units are designed for Kenyans earning less than Sh20,000 per month.
They are also entitled to Deposit Assistance, a type of financial support provided to homebuyers to help cover the initial deposit required when purchasing an affordable housing unit.
The Affordable Housing units are designed for people with a monthly income of between Sh20,000 and Sh149,000 while the Affordable Middle-class Housing unit is for people earning over Sh149,000 per month.
The Affordable Housing Program (AHP) has made significant progress across the country as the government implements its promise to provide decent and affordable housing for all Kenyans.
Every Kenyan is eligible to purchase a unit based on the, “One ID, One housing unit” principle.
