State announces sale of 4,888 affordable houses

Every Kenyan is eligible to purchase a unit based on the ‘One ID, One Housing unit’ principle.

The Ministry of Land and Housing has announced the sale of 21 Affordable Housing Program /Social housing projects that are near completion, comprising studios, one-bedroom, two-bedroom and three-bedroom units.

The State Department for Housing and Urban Development is also providing Social Housing Units under the slum upgrading programme that seeks to eradicate informal settlements across the country.

The state noted that the social housing project is designed for people earning less than Sh20,000 per month.

“These persons are also eligible for deposit assistance. Deposit assistance refers to financial support provided to homebuyers to help them cover the initial deposit payment required when purchasing an affordable housing unit,” it said

Affordable housing is for people with a monthly income between Sh20,000 and Sh149,000 shillings per month while affordable middle-class housing is for people earning over Sh149,000 monthly.

How to register

To register visit www.bomayangu.go.ke or dial *832# and select your preferred unit.

• Go to eCitizen portal www.ecitizen.go.ke

• Sign in or create an eCitizen account

• Go to Boma Yangu tab

• There are three ways to register- Option 1, from your eCitizen account, click on the Boma Yangu tab - Option 2, dial *832# to register- Option 3, go to a Huduma Centre nearest to you for assistance with registration

• Register and create your Boma Yangu account

• From your account, you will be able to view all projects across the country

• Save for your home’s deposit by making regular payments into your Boma Yangu savings wallet

• Track your savings and view the listed projects on the Boma Yangu portal.

• Select a home in your preferred location

• The required deposit for the unit will be indicated

• Provide the information required for allocation on the portal

• Partner banks or Saccos on the Boma Yangu platform will assess and give you a pre-qualification for an affordable home loan

• Apply for the home when the sales process is open

• Select your preferred mode of payment which is either monthly or one-off payment

• Partner banks/Saccos will be available to guide you through the process

• The Affordable Housing Board will review your application and communicate its decision directly to you

• For those allocated, a letter will be sent to them.

• Sign the respective agreement based on your payment plan

• Congratulations! You are now a homeowner. You will be given your keys, and you can move in.

• If you are on a monthly payment plan, you will be expected to continue making payments as per your agreement. You will receive homeownership documents upon completion of all payments.

Affordable Housing units ready for sale

The government has listed 4,888 units ready for sale.

The houses are divided into studio, one-bedroom, two-bedroom and three-bedroom units.

They include units in Machakos, Murang’a, Kirinyaga, Laikipia, Nyandarua, Wajir, Isiolo, Kakamega, Vihiga, Migori, Bomet, Uasin Gishu, Nandi, Nakuru, Kiambu, Embu and Nyandarua Counties.

Unit purchase details

Under the Social Housing Units, a studio apartment of 20 square metres (SQM) will sale at Sh640,000, with a monthly payment rate of Sh3,900.

A one-bedroom house of 30 sqm will sell at Sh960,000 with a monthly rate of Sh5,350 while a two-bedroom house of 40 sqm will sell at Sh1,280,000 with a monthly rate of Sh6,800.

Under AHU, a 20 sqm studio will sell at a million shillings with a monthly rate of Sh7,250 while a 28sqm studio will cost Sh1.4 million with a monthly price of Sh10,119.

Further, a 30 sqm one-bedroom will sell at Sh1.5 million with a monthly rate of 10,850 while a 43 sqm one-bedroom will cost 2,150,000 with a rate of Sh15,539 per month.

A 40 sqm two-bedroom unit will sell at two million shillings with a monthly rate of Sh14,450 while the same unit at 64 sqm will go for Sh3.2 million with a monthly rate of Sh23,128.

A three-bedroom of 60 sqm will sell at Sh3 million and a studio cum shop 64 sqm will sell at 3.2 million at Sh23,128 monthly.

Under the Affordable Middle-Class Housing Unit, the two bedrooms will sale at Sh2.4 million with a Sh21,160 monthly rate (40sqm), Sh4.2 million and Sh37,030 monthly rate (70 sqm).

For the three-bedrooms, the prices range from Sh3,840,000 at Sh33,856 for a 64sqm, 66sqm will go for Sh3,960,000 at Sh34,915, 60 sqm will sale at Sh3.6 million at Sh31,750, 90 sqm at Sh5.4 million at Sh47,610 and 86 sqm at Sh5,160,000 with a monthly rate of Sh45,500.

The State said the monthly repayments include service charges and insurance.
