Several reasons can lead to rejection in the approval of land transfer applications.
The most prevalent issues contributing to application denials include land disputes, encumbrances and failure to pay transfer fees.
Others include invalid ownership documents, and lack of consent, court orders, and outstanding fees.
According to the KNBS 2023/24 Kenya Housing Survey Basic Report, encumbrances were mentioned by 76.2 per cent of the respondents.
The other factor that seemed to have a higher impact is invalid ownership documents, cited by 69.1 per cent of respondents.
