Housing trends and dynamics for both homeowners and tenants significantly influence the broader market for rentals and homeownership.

"Homeowners" refers to individuals or families living in houses they own, regardless of how the property was acquired. In contrast, "tenants" are those who pay rent, either directly or indirectly, to landlords for their housing.

For tenants, key considerations include housing preferences, rental costs, the proportion of income spent on rent, and plans for future homeownership or construction.

For homeowners, factors such as methods of property acquisition, ownership of multiple properties, decisions around construction, and reliance on building professionals are noteworthy.

Bungalows are the most common type of housing, accounting for 51.8% of all residential units. This is followed by Swahili-style or compound houses with shared facilities, which make up 21.2% of housing units.
